In the first half of 2025, Atlanta quietly secured the top spot in the nation for institutional homebuyers. According to new research from Cotality, “mega-investors”—those who own more than 1,000 properties—purchased more homes here than in any other U.S. city.
Between January and June alone, Atlanta represented 11.4% of all bulk investor purchases, beating out Memphis (6.7%) and other hot markets. In total, investors of all sizes—from first-time landlords to institutional buyers—snapped up more than 15,500 residential properties in Atlanta during the first six months of the year.
